AT ALL THINGS
THE SEEK & DESTROY MISSION BEGINS.
While there are years of nuanced knowledge that go into understanding how to navigate even the most challenging of real estate transactions, the three main pillars of a successful buyer strategy are neighborhood knowledge, offer expertise, and contract negotiation. Each of these pillars play a key role in ensuring you land the home of your dreams at a price you can afford.
HERE ARE A FEW OF THE WAYS I HELP YOU STAY IN THE KNOW AND AHEAD OF THE GAME THROUGHOUT YOUR HOME PURCHASE PROCESS:
Many factors can go into choosing the perfect neighborhood for you and your family [or you and your dog],
including things like school district, density, lot size, walkability, proximity to major thoroughfares, privacy, noise level, safety, and more. Making sure you have a Realtor who truly knows the area and can accurately help you match your needs to your ideal neighborhood is the best way to love where you live.
When you find THE ONE, the house you see yourself raising your kids in, growing old in, or just spending a fabulous decade in,
you want to make sure you do everything within your power to lock that baby down. Presenting a winning offer is about more than just deciding on a price and terms, it's about proactive communication with the listing agent, professional presentation of documents, and appropriate and timely follow up.
Arguably the most important job your Realtor tackles during your home purchase, contract negotiations are often
a delicate and complex beast. Not only are negotiation skills used to determine the home's price and contract terms, such as move-in date, which items are personal property, and what down payment will be made, they also decide what home repairs will be completed and dictate any needed changes to the original contract.
LET'S GUSSY IT UP & GET IT SOLD.
Thinking about listing your home can seem totally overwhelming - packing up your stuff, preparing the house for the market, finding a new home, all on top of having to say goodbye to a place you've probably loved for years. I'm here to not only offer you a seller strategy that works for getting your home OFF the market as quickly as possible, but to supply you with resources to help make your transition feel like less of a bear.
HERE ARE A FEW OF THE WAYS I TAKE THE WORK OUT OF GETTING YOUR HOME SOLD SO YOU CAN LOOK FORWARD TO WHAT'S NEXT:
THE BUBBLY ON
Other than properly preparing your home to hit the market, a thorough and thoughtful pricing strategy is the single most
important thing you can do to ensure a quick and profitable home sale. To set a competitive price, we'll evaluate what homes that most closely match your home's layout, size, and features are selling for in your area. These comparable properties will help inform a market-supported price buyers will jump at.
Just like the classic "if a tree falls in the woods" conundrum, a listed house with no exposure will remain invisible to everyone
except your neighbors [who, let's be honest, are unlikely buyers]. It's my job to put your property in front of the largest pool of available buyers actively looking for homes of your type in your area. This means marketing the property online, via email, via social media, as well as creating visibility for walk-by traffic.
When negotiating your listing contract, it's my goal to make sure we not only secure the best possible terms for
your comfortable relocation, but that we're not leaving any money on the table [and out of your pocket]. When it's time to negotiate repairs, we'll work together to come up with a list of reasonable items or ensure the property is properly disclosed as a "take it or leave it" deal upfront to avoid a potential sale-fail.
